Community Overview & Restrictions

  • Access: Gated community with incoming & outgoing gates.

  • Minimum Square Footage: 2,200 sq.ft. for single story and 2,400 sq.ft. for two story.

  • Masonry Requirements: 90% front and side elevations and 90% rear first floor elevation (excluding porches). Cut rock or brick traditional size; soft to tumbled and/or stucco.

  • Flatwork: Stamped concrete and/or concrete pavers.

  • Garage: Two car minimum, side or rear entry.

  • Roof: 30  year architectural, dimensional shingle or 300 lb. composite minimum.

  • Chimneys: 100% masonry if located on front or side of a house or otherwise visible from the street.

  • Building Setbacks: 75 feet from front and rear, 40 feet from side.

  • Conservation Zone: 25 feet of undisturbed area (within side and rear setback) to be left in it's natural state.

  • Fencing: "King Ranch" net wire with metal or cedar posts.

Location

Nestled on 400 acres of Texas hill country, Fossil Ridge is approximately 5.3 miles northeast of the intersection of U.S. Highway 281 North and Loop 1604. Take 281 North, turn right on Evans Road, cross Bulverde Road, and travel approximately 1 miles to Fossil Ridge.
